About The dot

Construction is currently underway and is anticipated to run through May 2020.

The Development on Troy, also known as The dot, is a new mixed-use parking, retail, and office development coming to downtown Ferndale. The dot is not your traditional concrete deck—in addition to hundreds of additional parking spaces, it will bring new retail, employees, and walkability to the heart of downtown.

Part of Ferndale’s unique design is the mix of downtown, residential, and industrial. Businesses and homes coexist side-by-side and street-by-street.

Great care has been taken to ensure that The dot fits both Ferndale’s eclectic downtown and neighboring residential community.

LOCATION: Southeast corner of W. Troy and Allen Street (currently there is street level parking at this location)

START DATE: January 28, 2019

LENGTH OF CONSTRUCTION: Estimated to end around May 2020

HEIGHT: 50 feet (69 feet once 2 stories of offices are built on top which may be developed at a future date)

PARKING SPACES: 400*

RETAIL SPACE: Approximately 11,500 sq. ft.

OFFICE SPACE: Approximately 20,000 sq. ft.

RESIDENTIAL SPACE: Approximately 20 units @ 500 sq. ft. each

COST: Estimated to be $28 million

STREET CLOSURES: West Troy Street (only the part of the street directly north of the project running from Allen Street to the east to approximately the area immediately south of Anti-Hero/GreenSpace Cafe)

*Presently there are 138 parking spaces on the West Troy Street surface lot. The proposed structure would increase that number approximately 400 parking spaces. Estimates indicate that 46 spaces would be needed to accommodate future proposed retail on the first floor, 24 spaces for the proposed residential units, and 106 for the proposed offices for a total of 176 parking spaces, leaving a little over 220 additional parking spaces available at all times. Office users would typically leave around 5pm, freeing up those spaces for evening and weekend use by existing local businesses.
